Thank you SO much for your help, I really appreciate it. This seems to have solved the issue now.

The only reason I changed the ‘calculate tax based on’ option is because we were randomly getting both the price and the ex VAT suffix showing the ex VAT price and changing that option was the only thing that seemed to fix it. I will keep an eye on it, but can you please advise if you’ve run into that issue before and if so, how we can solve that please?

I’ve created a staging site and changed to Storefront theme as well as tested all plugins but still have the same problem.

I created a standard tax rate for Isle of Man (10%) which then adds the 10% VAT to the item in the shop but the items already include 20% VAT, so really I need the subtotal to detract the 10% VAT for Isle of Man or detract 20% for customers in Guernsey etc, which is what I’m trying to do.

I’m not sure if I’m explaining myself very well, I’m sorry, I hope that makes sense?

So to clarify, with my setup the way it is (products entered including VAT and Tax based on customer address), selling an item from the UK to someone in Guernsey should remove the 20% VAT included in the cart subtotal at checkout – is that correct? I don’t need to change anything else for that to happen?

I’m doing some testing on a staging site now to see if I can figure out what’s causing this too.
