Looking for a certain theme (wireframed)

Hey I’m looking for an easy to work with theme to create a very simple one-pager.
I’m looking for a couple things:

1. It has 2 columns: the left is a sticky menu that links down the content on the right column.

2. It’s a one-page site that light boxes out all additional content. e.g. ‘Contact’ and videos in a carousel at the top

4. I’d love the logo on the top left to be a gif.
