Replacing old working sites with new WordPress sites

I have probably ten new sites to build in WordPress which are going to replace existing live sites (which were built in other web development tools, mainly Adobe GoLive, Dreamweaver and Freeway). The sites are hosted by a range of hosting companies, I can’t change this.
In each case the live site needs to keep working while the new WordPress site is in development. The problem I keep hitting is the URL change. I was hoping that I could leave the live site working on ‘www.livesite.com’, build the new WordPress in a development area either in a subfolder ‘www.livesite.com/dev’ of the domain or, indeed on a different domain altogether and then, when the development site is all signed off, delete the old site files and replace them with the new. I now understand that this is not going to be simple but was wondering if anyone could suggest a method which reduces the pain of making the new site live on the existing sites domain.
