Question about changing themes

Is there a way to change themes and do all of the necessary adjustments on the new theme before going active without touching or having to put the old theme in maintenance mode?
I ask because I want to switch from a 2 column to a 3 column. The process will take awhile because I’ll have to resize a bunch of photos but I don’t want to have my site offline or looking sloppy.
