Installing WP prior to pointing domain name

Hi there,
I’ve been asked to redevelop a website using WP. The website, which is not a WP site, has an existing domain name, let’s call it newsite.com.
The site will be hosted on my server. So, my plan is to fully develop the WP site on my server, then point the domain name to my server.
To do this, I would start by creating an account for newsite.com using WHM/cPanel. I would then access the account using my server’s IP address and begin building out the site via FTP and cPanel.
To install WP, I would use my server’s IP address along with the username I created for the newsite.com account (e.g. https://71.30.70.170/~newsite)
After finishing the site, I would then point the domain to my server’s IP address and change the WordPress address from https://70.38.71.170/~newsite to newsite.com
Does this make sense? Does anyone foresee any problems doing it this way? Any alternative suggestions?
