How to use WordPress with multiple content for each page?

Hi there! I’ve started using WordPress as a CMS (though I use it for blogs too) and LOVE it. I’m happy with creating pages and setting up themes, however I have a problem with adding content in pages.
For example, I have a page with 2 divs. One of these DIVs has the content for the page, ie. the text and images that the user can edit. However I want unique content in the other DIV on each page.
The only thing I’ve been able to do so far is to hard code that content into templates and make each page use a different template. This means that the user can’t edit it though… Is there a feature/plugin/very-obvious thing that I need to know that will let me use WordPress more like an includes-based CMS?
