HELP HELP HELP- Need simple theme for niche site

I am losing my mind. All I want is a simple theme similar to these. https://www.dogobedienceuniversity.com, wealthydragon.com, acnenomore.com.

I want it for niche sites. T know some of them have changeable header. Thats what I want. Changeable header, right hand column, no menu bar, footer to put links in, ability to change width of page and a squeeze page that I can change width.

Does this exist or where really inexpensively can I get it done. I cannot believe how challenging to find someone at a reasonable price. One guy wanted $600 . thats crazy. For a programmer I imagine this is pretty easy?

Any help appreciated.

Also can you use tags as if they are different text sizes. Trying to make sales page and that isn’t working quite right.
