Custom fields assigned to multiple Categories

I need to create custom fields that apply to some categories but not all, for example:
I publish Properties, Houses, Departments, Buildings, Vehicles, etc.

My categories
-Estate
–House
–Building
–Locals
-Vehicles
–Cars
–Motos

Current flow
1) I assign the custom field to Properties
2) I create the listing and assign the category Properties and House
3) Everything works well

Issue
If any user publishes a listing and only assigns House category but not Properties, custom fields do not appear

Is it possible to assign more than one category but not appear in others?
