Conditional Fields in Email

Something is not working when I place conditional Fields in the mail.

i have defined a condition called 217 in which if a fields=”Yes” then it asks the questions “What is your Address” and “are you willing to host”

It works great and captures the information to DB perfectly, but when I attempt to place it in the email, like it shows in the documentation it does not work.

Something I am doing wrong? Any ideas?
