Allow Client to update homepage easily

So I’m in the process of creating a custom theme in wordpress.

On it, I want to create a homepage that the client can easily update. The homepage will have several items including a rotator. I know I can create a custom page using home.php

However, I’ve downloaded other themes that have it where I can make changes to the home page in the admin. In it, I choose whether or not to include the social media icons, what pages to include in a rotator, etc.

How would I do something similar? Is there a tutorial somewhere that I can use as a reference?
