2.8 and 2.8.1b both having theme editor issues in FF and Safari

Having problems with both 2.8 and and even tried 2.8.1beta on the Theme Editor in FireFox and Safari. This is with a new install, no plugins. When first loading the Editor the style.css shows up fine. I can update this file as well. But when I select and any other template file the editor disappears. I am only left with the header and the left nav bar.

Anyone else having this problem? I have not had this problem with earlier versions.
